NSY REAL ESTATE, LLC is a Utah limited liability company brokering from 949 N 900 W, Tremonton, Utah 84337, in Box Elder County's north reach. The office runs on a broker's oldest rule: know which side of the table you sit on, sign it in writing, and keep the file clean enough to hand to anyone.

How the Office Runs

A side, a file,
and a signature.

Rail A is the agency floor — the licensed core that holds the brokerage, its agents and its offices. Rail B is buy-side work: buyers' agents and exclusive buyers' representation, where the duty runs only to the purchaser.

Rail C is sell-side and specialty: listings, renting, auction, residential, commercial and time-share lines — each under its own agreement type and its own disclosure file.

Every engagement closes with a transaction file — agreement, disclosures, offers, closing statement — so the record of what we did for whom is never a matter of memory.

Office Rules

Three rules the
window runs on.

RULE · 01

The side is signed first.

Buyer or seller, landlord or auction client — representation is written before advice is given. Where dual or limited agency questions arise, the disclosure comes before the conversation continues.

RULE · 02

The file is the record.

Agreements, disclosures, offers, earnest money and closing statements live in the transaction file — retained for the period license law requires and producible to the client on request.

RULE · 03

Fair housing, full stop.

We serve every client under federal, state and local fair-housing law — no steering, no exceptions, no coded language. A request that crosses the line is declined and documented.

Front Desk Answers

Asked at the window.

What's the difference between Rail B and Rail C?

Rail B is buy-side representation — buyers' agents and exclusive buyers' agencies, where our fiduciary duty runs to the purchaser. Rail C is sell-side and specialty — listing, renting, auction, residential, commercial and time-share work, where the duty runs to the owner. The engagement letter states which side we're on before advice starts.

Do you offer exclusive buyers' agency?

Yes — exclusive buyers' agencies and exclusive buyers' agents are distinct cards on Rail B. Under an exclusive buyer agreement we represent only the purchaser's interests in the transaction; conflicts and compensation are disclosed in writing up front.

Can you handle auction or time-share sales?

Both are on Rail C. Auction work runs under auction terms agreed with the seller; time-share sales carry their own disclosure and resale rules. Each gets its own agreement type — we confirm structure and disclosures before taking the listing.

What records do clients get?

The full transaction file: representation agreement, agency disclosures, offers and counteroffers, earnest-money handling and the closing statement. Records are retained per Utah license-law requirements.

Is anything on this site an offer to sell property?

No — the site describes services, not listings. No property is offered through the website; any actual listing, price or term is provided in writing under a signed representation agreement.
