Service Window
Twenty-three cards,
three rails, one license.
Every service NSY provides is a card hung on a named rail — engaged under a written representation agreement, run under Utah license law and closed on the record. Buy-side and sell-side duties are never blurred; the paperwork states which client we serve.

Broker's Note
Whose side is the card on?
Rail A is the license-holding core; Rail B works for the buyer; Rail C works for the seller, landlord, auctioneer or time-share owner. Agency duties — loyalty, disclosure, confidentiality, accounting — attach to the signed client, and we state which side we represent before any advice is given. Hang a card and the broker's desk will confirm representation type, disclosures and the agreement that fits.
